| Conditions or reasons: | | The proposed side/rear infill extension by reason of its excessive depth, design, scale and bulk would result in a full width ground floor extension which would dominate the rear elevation of the building resulting in an incongruous form of development, insubordinate in scale and design to the host building. The proposed extension would not respect the traditional built form of the host building and the area generally, detrimental to the character and appearance of the host building while failing to preserve the character and established building pattern of the East Greenwich Conservation Area. As such, the proposed development is contrary to Policies SD1, D1, D10 and D16 of the Unitary Development Plan 2006 and the advice of the Planning Advice Note 2 Residential Extensions. |
| The proposed side/rear infill extension by reason of its excessive depth and height along the boundary with no.53, would represent a blank and oppressive wall resulting in loss of outlook to the habitable room window (on the primary rear elevation) and sense of enclosure to the side amenity area while interrupting the pleasant view currently enjoyed by the occupants of the property, contrary to Policy D10 of Unitary Development Plan, 2006. |
